2022 CCA Office Building

Description of Project:

The Board of Directors is currently assembling a well-defined project scope that may remove and replace our existing 54-year-old office building with a multi-purpose facility capable of providing both office and community meeting space. 

Current minimal identified requirements include, but are not limited to, the following: economical and energy efficient HVAC, 4 to 5 efficient workstations, secure server/network space, increased parking, adequate septic, bathroom facilities, kitchenette, storage space for both supplies and files, and open meeting space capable of hosting up to 150 people. 

A special meeting, specific for this topic has been called by the Board of Directors on September 13th and member participation (input) is requested. 

Additional preliminary concepts under consideration include exterior access bathrooms, a small members gym, and increased parking sized for events (food trucks, etc.).

 Basis For Project:

The existing 1968 constructed CCA Office building is beyond its life cycle and is inadequate to meet modern office requirements and the 840sqft are inadequate to host members meetings. During winter months staff wear heavy winter clothing inside the office to stay warm and utilize electric heaters to supplement the building heat. The poor insulation requires the additional heaters which result in overloading our electrical circuits.  

The two window mounted ac units are wholly inadequate for the current usage let alone for any increased need. File, equipment, and material storage is inadequate. Building location adjacent to the main entrance adds to congestion and parking is insufficient. 

The Association lacks a common meeting place capable of being used year-round. The cost of repair and upgrade to this 54-year-old building may equal the cost of new construction which makes the expenditure of funds to upgrade a poor investment. 

Value to Membership:

Moving the facility further away from the road will increase parking, decrease congestion, and provide capability for member activities (ex. Food Trucks, MAC Events, etc.). 

Adding outdoor restroom access provides this amenity on the southern boundary of the Association.  Providing indoor space, separate from offices, supports member’s use for committees, clubs, private events without impacting business operations. 

High quality work conditions for employees promotes retention and employment longevity which directly benefits every member by retaining corporate knowledge. 

 Preliminary Cost/Schedule:

Once the Board, management, and members have assembled a clearly defined project scope, management will solicit bids to hire an architect for a conceptual plan and preliminary cost estimate. That plan and estimate will be presented to the membership at a Town Hall to seek member input and then determine a path forward. This preliminary plan is scheduled for 2022.
